Pacific Highway, Moonee
This site at Moonee, north of Coffs Harbour on the NSW mid north coast, featured large areas of flat land, potential to create lots with north facing solar access, and climate and site conditions conducive to water sensitive design.
Constraints included the nature of the vegetation on the site, proximity to Moonee Creek, and the conflict between practical, viable development options and Council's desires within its draft Development Control Plan for Moonee.
The proposed 108-allotment design addressed the site's opportunities and constraints to fit within the environmental capacity of the land, and provides a development response that will result in an affordable residential communicy.
