ENVIRONMENTAL REPORTING

Innovation Planning can prepare a range of environmental reports that are required for various development pathways. These include:

  • Statement of Environmental Effects (SEE), required to accompany most development applications under Part 4 of the Environmental Planning and Assessment Act 1979 (the Act). The SEE includes a site description, description of the proposed development, and addresses all relevant environmental planning controls.
  • Environmental Impact Assessment (EIA), also known as a Review of Environmental Factors(REF). This is required for many projects that fall under Part 5 of the Act, to determine the potential environmental impact. If the Environmental Assessment finds that the proposed development is likely to have a significant environmental impact, an Environmental Impact Statement (EIS) is required.
  • Environmental Impact Statement (EIS), required under Part 5 of the Act if a project is likely to have a significant environmental impact. An EIS is also required under Part 4 of the Act for development classed as 'designated' - these developments require particular scrutiny because of its nature or potential environmental impacts.
  • Environmental Management Plan (EMP), required to ensure that a project's actual environmental impacts are consistent with those evaluated in the environmental impact assessment process. EMPs are usually not required at the development application stage, but can be required as a condition of consent.
  • Environmental Assessment (EA), required to accompany applications made under Part 3A of the Act for major projects. The requirements of the EA are set by the Director-General of the Department of Planning on a project specific basis.
